The expansive back patio area features a private and heated 32' x 19' saltwater pool, complete with a tanning shelf/wading area for the younger members of the family, a raised spa with a stackstone waterfall spillway, and a state-of-the-art Jandy in-home controller. This controller enables guests to effortlessly manage all pool and spa functions from inside the house, including access to digital read-outs of the pool temperature, spa temperature, and outside air temperature. The dramatic night lighting automatically illuminates this incredible space, creating an unforgettable ambiance. Additional outdoor features include a built-in gas fire pit, outdoor dining, lounge chairs, and seating. All situated on a large 1/3 acre interior lot, this property guarantees maximum privacy for unforgettable outdoor entertainment.

Occupants of the Short-Term Rental shall be prohibited from using all outdoor amenities and/or engaging in outdoor games or any outdoor activities that create noise between the hours of 9:00 PM to 8:00 AM Sunday through Thursday and 10 PM and 8 AM Friday and Saturday.

Indoor:
Cancun is beautifully upgraded and finished with custom paint, granite & tile work. This vacation home opens to a large living room with a gourmet kitchen. The living room has plenty of room to comfortably lounge in front of a 50-inch HDTV and natural gas fireplace. Stay cool under the remote-controlled ceiling fan. The casual dining room features a dining table with seating for 12. The fully-equipped kitchen features a side-by-side refrigerator with water and ice dispenser. This gourmet kitchen features amazing amenities such as a pot-filler, butlers pantry, Belgium waffle maker, panini press, and blender to help whip up your favorite fixings. It offers everything one would need to create their perfect meal, including slab granite countertops and bar-height dining with seating for four. No spices, condiments, or oils are provided.

Game Room:
Everyone in your group will spend some quality time in the spacious Cancun Den and Game Room! The competition will go on for hours at the super-fast Air-Hockey table, the commercial quality Tornado Tournament 2000 Foosball table, (the same table used on the USTSA Pro Foosball Tour), or the stand-up arcade game station; featuring 65 games including: Pac-man, Mrs. Pac-man, Donkey Kong, Space Invaders, Missile Command, Frogger, Galaga and more. There are also a number of board games, and a set of poker chips. Get ready for hours of fun!

Bedroom Descriptions:
Master Suite 1 features a King-sized Bed, HDTV, remote-controlled ceiling fan with adjustable speeds & dimmer lighting, and TWO his and hers large walk-in closets with access to the back patio. The private en suite bathroom features a soaking tub, tile shower and his and her vanity sinks. The master suite has a twin rollaway bed and two portable cribs.

Suite 2 features two Queen-sized Beds, HDTV, and a remote-controlled ceiling fan with adjustable speeds & dimmer lighting. The private en suite bathroom features a tile shower and a vanity sink. Casita Suite 3 features a King-sized Bed, HDTV, remote-controlled ceiling fan with adjustable speeds & dimmer lighting, and its own private entrance through the front courtyard. The private en suite bathroom features a tile shower and a vanity sink.

Bedroom 4 features a King-sized Bed, HDTV, remote-controlled ceiling fan with adjustable speeds & dimmer lighting, and a reach-in closet. Bedroom 5 features a Full over Full Bunk Bed with Twin-sized trundle, HDTV, and a reach-in closet. Bedroom 6 features a King-sized Bed, HDTV, Record Player, remote-controlled ceiling fan, and two reading chairs.

The hallway bathroom is across the hall from bedroom 5 and features a shower, bathtub combo and double-vanity sinks. The powder room is located in the hallway and features a pedestal sink.
